Experience the pleasure of beachfront living, breathtaking views of the North Carolina coast and the luxuries of North Topsail's most desirable rental community. Come stay in our recently updated family-friendly, 5 bedroom, 4 bathroom oceanfront home, which comfortably sleeps 13.
Literally steps away from the community pool and the beach, you have easy access to both and can watch your kids play from any of your three oceanfront decks or from your own private hot tub. For guests with limited mobility, we have elevator access to the 1st floor living and sleeping areas. (Elevator only goes up to main level on the first floor)
This home is a townhouse/Duplex. The is a Villas By The Sea community pool maintained by the HOA. It is not a heated pool and is open Arp 1 - Oct 31.
Hauling your gear to the first floor is easy using your private elevator. On the first floor, you'll find a fully equipped kitchen, a first floor bedroom (King) with adjoining bath for any guests with limited mobility, and a spacious great room and dining area that comfortably sits 10.
On the second floor, you'll find one room equipped with two twin bunk beds with a twin trundle, a master suite (King) with private bath and oceanfront deck, and a cheerful bedroom (Queen) with oceanfront deck. The queen and bunk rooms share a bathroom. All king and queen mattresses new summer 2024.
The third floor offers the luxurious owner's retreat (King) with an entire floor dedicated to you and yours, with ocean view and a full bath with walk-in shower and a private furnished deck.
WiFi internet access is available in this home. We have a high chair, pack n play, and LOTS of beach/pool toys!
Everything is a short stroll from here - a one-minute walk takes you to the SeaView fishing pier, or the Splash By The Sea restaurant at Villa Capriani. Just down the street there is the town recreation park which has a playground, lighted tennis courts, volleyball court and basketball courts.
North Shore Country Club, the area's premier 4-star rated golf course is 5 minutes away by car and is one of Golf Digest's 'Best Places to Play' 2008-2009. If you're feeling more adventurous, visit the USS North Carolina Battleship in Wilmington (35 miles south) or the North Carolina Aquarium in Pine Knoll Shores (35 miles north). Fresh linens & bath towels are provided by a linen service. A required linen fee applies. Beds are not made prior to arrival. We do not provide beach towels.
We make sure there is toilet paper in each bathroom, and bags in the trash cans to start you off. We provide an amenity starter package with a roll of paper towels, two rolls of toilet paper, small bottles of dish soap, hand soap, lotion, etc., and coffee packet for one pot. We do not provide enough of these amenities for your entire stay.
There is a seven (7) night minimum for all stays. All rental periods are Saturday to Saturday.
• Maximum occupancy is thirteen (13) people, which includes children, toddlers and infants. Occupancy limits are strictly enforced.
• A signed rental agreement and valid ID are required for all reservations.
• This is a non-smoking house. Smoking is permitted on the decks. Tenants agree to do so responsibly.
• Pets are not permitted on the property. This is a hypoallergenic house in which the owners, who occupy the house part time have severe sensitivities to dogs.
• Events are not permitted on the property.
• Parking is provided for up to four (4) vehicles. No additional parking is provided.

Policies
Tenant/Guest Obligations - In accordance with the NCVRA, the Tenant is to:
1. Keep the Property, common areas, and appurtenant areas clean, safe, and sanitary;
2. Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner;
3. Keep all plumbing fixtures clean;
4. Please do not move furniture inside or outside of the home to different rooms or decks.
5. Please do not consume food or drinks in the bedrooms.
6. Comforters and decorative pillows are not a part of the linen service. Please do not lay on top of these with wet bathing suits etc.
7.The hot tub is for adult use only. For health and safety reasons, no one under 16 years old is permitted in the hot tub. Please shower off all oils and hair products before entering the hot tub. The hot tub is serviced weekly and has an automatic sanitizer. Please do not remove or tamper with the automatic sanitizer from the hot tub. If hot tub has to be drained due to excessive dirt, oils or urine, etc. or the automatic sanitizer is damaged during your stay you will be charged an extra fee.
8. Hot tub cover should be on hot tub and secure at all times when not in use. This helps regulate the temperature as well as sudden storms and high winds can cause the cover to be blown off and damaged if it does not remain secure.
9. Please do not set the A/C temperature below 70°. Below this temperature the unit can freeze up and you can be charged a service call as well as being without A/C for up to 24 hours.
10. Do not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detectors, WiFi or security devices;
11. You will be responsible for all damage, defacement, or removal of any property inside the Property that is in his or her exclusive control;
12. Immediately notify the Owner in the event repairs or replacement of smoke detector are needed;
13. Additionally, the Tenant agrees to: (i) leave the Property in the same or better condition as when tenancy began except for normal wear and tear, (ii) be financially responsible for unwarranted or unneeded service calls and service calls caused by Tenants misuse of the Property, (iii) report any and all problems to the Owner immediately (within 24 hours or prior to departure), (iv) not to allow any member of their party to walk on, play on, or in any way disrupt the sand dunes of Topsail Island, (each town has a fine for this action), (v) not to enter Owner's private storage spaces, (vi) to abide by occupancy limits of the Property at all times.
14. The Tenant will be the sole contact person in regards to this Agreement and the tenancy. Such Tenant is responsible for the adherence of all other occupants, visitors, or guests of the Tenant to this Agreement.
15. Tenant will be held liable for extra cleaning charges and for damages involved in Smoking inside
the Property.
16. Refrain from taking glass containers onto the beach and pool areas or in the hot tub.
17. Clean grill after each use and keep propane tank turned off between uses.
18. Comply with any and all other instructions, regulations, or guidelines communicated by the Owner as well as HOA Rules and Regulation and all local ordinances.

Should Tenant have to cancel for any reason, the Tenant must notify the Owner immediately in writing via email. Tenant acknowledges that cancellation by the Tenant does not relieve the Tenant from the specific terms of the Agreement. However, the Owner will make every effort to re-rent the Property for the specified period. If the Property is re-rented for the specified period, advanced rent payments will be refunded to the Tenant less any discounts/expenses required to re-rent and less the Travel Insurance Premium
Failure to cancel in writing may result in charging the final payment to the Tenant's credit card.
If the Property is not re-rented, Tenant will not be entitled to reimbursement for any advance rent payment. The Owner will not be responsible for reimbursing for any fees that have already been paid out or are due a third party. The Tenant must seek reimbursement directly from the third party. The Tenant is responsible to verify that the cancellation notification has been received by the Owner.

Spacious home, great location!
Property was exactly as shown in pictures. We greatly enjoyed the location; private beach access and steps away from the community pool. Pool was more crowded this visit, as the area has built up with more rentals which all seem to utilize the single, non-heated pool. Walking distance to the pier. We saw dolphins several times, and watched fisherman catch small sharks. Will be back again :-)

Perfect for our stay
This property was exactly what we needed for our family that consisted of ages 2-79 years of age. It’s close proximity and ease of access to pool and beach were perfect for our many trips back and forth! The unit was spacious and clean and had everything we needed. Property manager was very attentive to any questions we had or assistance needed. Highly recommend to anyone!

Amazing Vacation
The house was a perfect set up for our family. The house was big enough for everyone and having the community pool located right at the house made it so convenient for us. We were worried that pool noise, but the pool doesn't open until 10am and closes at dusk, so we sat on the deck and enjoyed the evening and our morning coffee in peace. The sound of the waves is so calming. This is a duplex so there was another family right next door. We ended up hanging out with them and our kids have apparently adopted some new grandparents. Will definitely be back.

Wonderful vacation
Our second stay in Topsail at the same house. We love the house pool and beach. Have rented another property for next year same house but down the beach a little further as this one was not available for dates we need in 2023. Looking forward to another great vacation.
