"Spreading the Sunshine" is a cheerful, well-appointed Oceanfront home. From the ground-floor game room boasting an arcade-style Pac-Man to the top-floor master suite, this property has everything you could ask for and more.
The first floor welcomes you with comfortable beds and beautiful, crisp bedding. The oceanfront master bedroom provides you with private access to the first-floor deck with your private hot tub. Imagine opening your sliding glass door to the crash of the waves and the call of the gulls. This bedroom has a king-size bed, a smart TV, and an ensuite bathroom with dual sinks and a bathtub/ shower. A new hot tub on the deck outside the master suite is scheduled to be installed by March 15, 2024.
The bunk bedroom has views of the sound. There are 2 bunk beds (4 twin mattresses) and a smart TV. Sharing the beautiful sound view is another bedroom with a queen bed and smart TV. These two rooms share the hall bathroom with dual sinks and a bathtub/ shower. Rounding out the first floor is a full-size washer and dryer which helps to keep sand at a minimum.
The second floor is awash with light and the same tones of the sea, beach, and sky. The living room is furnished with a comfy queen size sleeper sofa making it just right for 2 extra guests. There is also a loveseat in the living room, a large smart TV, and across from the living room is a dining table that seats 10, this home is made to share your time with one another. With a few games and puzzles to busy yourself after dark or on a rainy day, you won’t need to worry about bored little ones.
The well-equipped kitchen will make mealtimes easy. Whether you order a pizza or make a full meal everything you need (except the ingredients, of course) will be there for you. Greeting the morning has never been easier or more enjoyable! Choose between the Keurig or carafe-style coffee maker and head out onto the oceanfront deck to greet the day.
There is a half bath on this floor as well as another master bedroom. This bedroom has a king bed, smart TV, an ensuite bathroom with dual sinks, a bathtub/ shower, and access to a private deck facing the sound. The sunsets will be amazing from this side of the home.
The third floor is a private bedroom suite. A queen canopy bed, smart TV, small workstation, and bathroom might make this the favorite room in the house. The bathroom has a bathtub/shower.
With plenty of seating and a picnic table, the 2 Oceanfront decks invite you to spend a day soaking up the rays, reading a good book, listening to music, or catching up with family. You can reach the beach walkway from both decks. A short walk down this crossover finds you on the beach contemplating the best way to spend your free time. On the crossover, there is an open-air outdoor shower to rinse off and refresh, and off the carport is an enclosed shower.
You’ll have no problem leaving your day-to-day worries at the door and embracing the feeling and attitude of this lovely beach home. Pretty soon you’ll be Spreading the Sunshine, too.

Linens, bath towels and beach towels are provided by a linen service. A required linen fee applies. Beds are made for guests prior to arrival.
We make sure there is toilet paper in each bathroom, and bags in the trash cans to start you off. We provide an amenity starter package with a roll of paper towels, two rolls of toilet paper, small bottles of dish soap, hand soap, lotion, etc., and coffee packet for one pot. We do not provide enough of these amenities for your entire stay.
There is a seven (7) night minimum for all stays. All rental periods are Saturday to Saturday.
• A signed rental agreement and valid ID are required for all reservations.
• This is a non-smoking house. Smoking is permitted on the decks. Tenants agree to do so responsibly.
• Pets are not permitted on the property. This is a hypoallergenic house in which the owners, who occupy the house part time have severe sensitivities to dogs.
• Events are not permitted on the property.
• Parking is provided for up to six (6) vehicles. No additional parking is provided.

The location is about two miles south the high-rise bridge from Sneads Ferry. Restaurants and shops are about 3.5 miles down the island in Surf City.
A 5-minute drive takes you to the recreation park which has a playground, lighted tennis courts and basketball courts. Putt-Putt Golf is just a few miles down the road and the area's premier 4-star rated golf course is 5 minutes away by car and is one of Golf Digest's 'Best Places to Play' 2008-2009. If you're feeling more adventurous, visit the USS North Carolina Battleship in Wilmington (35 miles south) or the North Carolina Aquarium in Pine Knoll Shores (35 miles north).

Policies
Tenant/Guest Obligations - In accordance with the NCVRA, the Tenant is to:
1. Keep the Property, common areas, and appurtenant areas clean, safe, and sanitary;
2. Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner;
3. Keep all plumbing fixtures clean,
4. Not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detectors;
5. Be responsible for all damage, defacement, or removal of any property inside the Property that is in his or her exclusive control;
6. Immediately notify the Owner in the event repairs or replacement of smoke detector are needed;
7. Additionally, the Tenant agrees to: (i) leave the Property in the same or better condition as when tenancy began except for normal wear and tear, (ii) be financially responsible for unwarranted or unneeded service calls and service calls caused by Tenants misuse of the Property, (iii) report any and all problems to the Owner immediately (within 24 hours or prior to departure), (iv) not to allow any member of their party to walk on, play on, or in any way disrupt the sand dunes of Topsail Island, (each town has a fine for this action), (v) not to enter Owner's private storage spaces, (vi) to abide by occupancy limits of the Property at all times.
8. The Tenant will be the sole contact person in regards to this Agreement and the tenancy. Such Tenant is responsible for the adherence of all other occupants, visitors, or guests of the Tenant to this Agreement.
9. Tenant will be held liable for extra cleaning charges and for damages involved in Smoking inside the Property.
10. Refrain from taking glass containers onto the beach areas.
11. Comply with any and all other instructions, regulations, or guidelines communicated by the Owner as well as all local ordinances.
Should Tenant have to cancel for any reason, the Tenant must notify the Owner immediately in writing via email. Tenant acknowledges that cancellation by the Tenant does not relieve the Tenant from the specific terms of the Agreement. However, the Owner will make every effort to re-rent the Property for the specified period. If the Property is re-rented for the specified period, advanced rent payments will be refunded to the Tenant less a cancellation fee (up to 15% of the gross rental amount), less any discounts/expenses required to re-rent and less the Travel Insurance Premium
Failure to cancel in writing may result in charging the final payment to the Tenant's credit card.
If the Property is not re-rented, Tenant will not be entitled to reimbursement for any advance rent payment. The Owner will not be responsible for reimbursing for any fees that have already been paid out or are due a third party. The Tenant must seek reimbursement directly from the third party. The Tenant is responsible to verify that the cancellation notification has been received by the Owner.

A Topsail Paradise
My family and I thoroughly enjoyed our stay! It was truly a slice of paradise for us while we were there. Even in November, the weather was great and we were able to spend most our days on the beach playing in the sand and water. My daughter especially enjoyed collecting the tiny clams in the surf. We loved playing foosball in the lower level of the house and just hanging out. The amenities provided were excellent. The views from the decks can't be beat. Five star rating from me and we will definitely return!

Great house for multi-family beach vacation!
We really enjoyed our week in Topsail Island. This house was right on the beach, well furnished, comfortable. Having three rooms with en-suite bathrooms was really nice and the beds were good quality (a problem we've had with other rentals in the past). Great duplex!
