The elevator to all levels makes moving in convenient and accessible to all members of the family. Imagine not having to carry luggage or groceries up flights of stairs.
Getting to the beach is a breeze, just a quick 90 steps away from the front door and your feet are in the sand.
Two master suites enable for multiple family accommodations. After a day in the sun, relax on any of the six decks or soak in the private hot tub with ocean view!
Enjoy the Tiki garage bar with access to a second refrigerator, darts, and games available.

Fresh linens & bath towels are provided by a linen service. A required linen fee applies. Beds are not made prior to arrival. We do not provide beach towels.
We make sure there is toilet paper in each bathroom, and bags in the trash cans to start you off. We provide an amenity starter package with a roll of paper towels, two rolls of toilet paper, small bottles of dish soap, hand soap, lotion, etc., and coffee packet for one pot. We do not provide enough of these amenities for your entire stay.
• A signed rental agreement and valid ID are required for all reservations.
• This is a non-smoking house. Smoking is not permitted in the house or on the decks.
• Pets are not permitted on the property. This is a hypoallergenic house in which the owners, who occupy the house part time have severe sensitivities to dogs.
• Events are not permitted on the property.
• Parking is provided for up to four (5) vehicles, four (4) in the driveway and one (1) in the garage. No additional parking is provided.

Policies
Tenant/Guest Obligations - In accordance with the NCVRA, the Tenant is to:
1. Keep the Property, common areas, and appurtenant areas clean, safe, and sanitary;
2. Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner;
3. Keep all plumbing fixtures clean;
4. Please do not move furniture inside or outside of the home to different rooms or decks.
5. Please do not consume food or drinks in the bedrooms.
6. Comforters and decorative pillows are not a part of the linen service. Please do not lay on top of these with wet bathing suits etc.
7. The hot tub is for adult use only. For health and safety reasons, no one under 16 years old is permitted in the hot tub. Please shower off all oils and hair products before entering the hot tub. The hot tub is serviced weekly and has an automatic sanitizer. If hot tub has to be drained due to excessive dirt and oils , you will be charged a extra fee.
8. Hot tub cover should be on hot tub and secure at all times when not in use . This helps regulate the temperature as well as sudden storms and high winds can cause the cover to be blown off and damaged if it does not remain secure.
9. Please do not set the A/C temperature down below 72°. Below this temperature the unit can freeze up and you can be charged a service call as well as being without A/C for up to 24 hours.
10. Not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detectors;
11. Be responsible for all damage, defacement, or removal of any property inside the Property that is in his or her exclusive control;
12. Immediately notify the Owner in the event repairs or replacement of smoke detector are needed;
13. Additionally, the Tenant agrees to: (i) leave the Property in the same or better condition as when tenancy began except for normal wear and tear, (ii) be financially responsible for unwarranted or unneeded service calls and service calls caused by Tenants misuse of the Property, (iii) report any and all problems to the Owner immediately (within 24 hours or prior to departure), (iv) not to allow any member of their party to walk on, play on, or in any way disrupt the sand dunes of Topsail Island, (each town has a fine for this action), (v) not to enter Owner's private storage spaces, (vi) to abide by occupancy limits of the Property at all times.
14. The Tenant will be the sole contact person in regards to this Agreement and the tenancy. Such Tenant is responsible for the adherence of all other occupants, visitors, or guests of the Tenant to this Agreement.
15. Tenant will be held liable for extra cleaning charges and for damages involved in Smoking inside the Property.
16. Refrain from taking glass containers onto the beach and pool areas or in the hot tub.
17. Clean grill after each use and turn off tank between uses.
18. Comply with any and all other instructions, regulations, or guidelines communicated by the Owner as well as all local ordinances.

A signed rental agreement and valid ID are required for all reservations.
Should Tenant have to cancel for any reason, the Tenant must notify the Owner immediately in writing via email. Tenant acknowledges that cancellation by the Tenant does not relieve the Tenant from the specific terms of the Agreement. However, the Owner will make every effort to re-rent the Property for the specified period. If the Property is re-rented for the specified period, advanced rent payments will be refunded to the Tenant less any discounts/expenses required to re-rent and less the Travel Insurance Premium.
Failure to cancel in writing may result in charging the final payment to the Tenant's credit card.
If the Property is not re-rented, Tenant will not be entitled to reimbursement for any advance rent payment. The Owner will not be responsible for reimbursing for any fees that have already been paid out or are due a third party. The Tenant must seek reimbursement directly from the third party. The Tenant is responsible to verify that the cancellation notification has been received by the Owner.

Beautiful and perfect location!
Love, love, love this house! You have the most amazing views of the intercoastal on the back side and then beautiful beach views. This house is so big and has more room than you can imagine! Everything was very clean and felt high end. The elevator was a huge bonus and made loading and unloading the house a breeze. The location was perfect. We were walking distance to the pier and the beach is just steps away.

Amazing house
Woo hoo. We were the first guests in this brand new house. Let me tell you, it did not disappoint. So spacious with nobody tripping over each other and the views were fantastic and beach access right there. The manager asked us to let him know if they forgot anything for the house. There were a couple of minor things they should have had and he went to the store and brought them right down. We will definitely be back to this house.

great beach friendly retreat
Very nice place. Well laid out with two master suites and 4 additional bedrooms. Top floor greatroom with outstanding view. less than 100 yards to the beach. highly recommend.

Gorgeous Luxury Home
Stunning NEW Luxurious beach home in North Topsail Island. You’re practically on the beach! This home is so clean and bright with amazing views of the ocean. The hot tub is clean and new. There’s an elevator to make moving so easy! The beds were super comfy and the Tiki bar is so cute for after a day on the beach.
I was pleasantly surprised that the kitchen had everything we needed if we didn’t want to go out to eat.
It’s much more than a beach home! I will be back!
