Amenities make it for a comfortable, safe and relaxing stay, and include Wi-Fi, Air Conditioning, Fully Equipped Kitchen with Coffee Maker, Toaster Oven, Microwave, Dishwasher, Oven, Washer & Dryer, Deck Furniture throughout, Outdoor Shower, Hose and a Grill.
Watch the kids play on the PRIVATE ACCESS BEACH, just a quick 90 steps away from the front door. Or splash in the oceanfront community POOL, reserved just for Villas residents and tenants.
Fresh linens & bath towels are provided by a linen service. A required linen fee applies. Beds are not made prior to arrival. We do not provide beach towels.
We make sure there is toilet paper in each bathroom, and bags in the trash cans to start you off. We provide an amenity starter package with a roll of paper towels, two rolls of toilet paper, small bottles of dish soap, hand soap, lotion, etc., and coffee packet for one pot. We do not provide enough of these amenities for your entire stay.
• A signed rental agreement and valid ID are required for all reservations.
• This is a non-smoking house. Smoking is permitted on the decks. Tenants agree to do so responsibly.
• Pets are not permitted on the property. This is a hypoallergenic house in which the owners, who occupy the house part time have severe sensitivities to dogs.
• Events are not permitted on the property.
• Parking is provided for up to four (5) vehicles, four (4) in the driveway and one (1) in the garage. No additional parking is provided.
A Ring doorbell camera and another camera are installed outside covering the entrance and driveway.

HOUSE RULES
Tenant/Guest Obligations - In accordance with the NCVRA, the Tenant is to:
1. Keep the Property, common areas, and appurtenant areas clean, safe, and sanitary;
2. Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner;
3. Keep all plumbing fixtures clean;
4. Please do not move furniture inside or outside of the home to different rooms or decks.
5. Please do not consume food or drinks in the bedrooms.
6. Comforters and decorative pillows are not a part of the linen service. Please do not lay on top of these with wet bathing suits etc.
7. The hot tub is for adult use only. For health and safety reasons, no one under 16 years old is permitted in the hot tub. Please shower off all oils and hair products before entering the hot tub. The hot tub is serviced weekly and has an automatic sanitizer. If hot tub has to be drained due to excessive dirt and oils , you will be charged a extra fee.
8. Hot tub cover should be on hot tub and secure at all times when not in use . This helps regulate the temperature as well as sudden storms and high winds can cause the cover to be blown off and damaged if it does not remain secure.
9. Please do not set the A/C temperature down below 72°. Below this temperature the unit can freeze up and you can be charged a service call as well as being without A/C for up to 24 hours.
10. Not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detectors;
11. Be responsible for all damage, defacement, or removal of any property inside the Property that is in his or her exclusive control;
12. Immediately notify the Owner in the event repairs or replacement of smoke detector are needed;
13. Additionally, the Tenant agrees to: (i) leave the Property in the same or better condition as when tenancy began except for normal wear and tear, (ii) be financially responsible for unwarranted or unneeded service calls and service calls caused by Tenants misuse of the Property, (iii) report any and all problems to the Owner immediately (within 24 hours or prior to departure), (iv) not to allow any member of their party to walk on, play on, or in any way disrupt the sand dunes of Topsail Island, (each town has a fine for this action), (v) not to enter Owner's private storage spaces, (vi) to abide by occupancy limits of the Property at all times.
14. The Tenant will be the sole contact person in regards to this Agreement and the tenancy. Such Tenant is responsible for the adherence of all other occupants, visitors, or guests of the Tenant to this Agreement.
15. Tenant will be held liable for extra cleaning charges and for damages involved in Smoking inside the Property.
16. Refrain from taking glass containers onto the beach and pool areas or in the hot tub.
17. Clean grill after each use and turn off tank between uses.
18. Comply with any and all other instructions, regulations, or guidelines communicated by the Owner as well as all local ordinances.
Parking is provided for six (6) vehicles. Additional parking is not provided in the development.
