Beautifully Furnished Oceanfront Beach House...

Walk only 80' from the back door and you're on the beach, or sit on the third floor deck and watch the dolphins and the ocean roll-in. After a day on the beach, relax pool-side. The pool is open from April 1st and closes October 31st for the season. The pool will be heated before Memorial Day and after Labor Day. Call if you have questions.

The floor plan is a non-traditional design. The Great Room, Kitchen and Master bedroom are on the third floor. Thus taking advantage of both the ocean front and sound views from both sides of the house. It also has an elevator that serves all three floors, making the trip up/down a little easier. This non-smoking home features four bedrooms on the second floor, with a shared bathroom with shower and a jack & jill bathroom with tub. Our newest addition is our Margaritaville blender machine to make your favorite frozen concoction for the young and old.

The great room has generous seating for 10 overlooking the ocean with a fireplace for cooler weather. There is plenty of seating in kitchen and bar area to eat. The modern kitchen is fully equipped and has an additional stand-alone ice maker for those hot days! The house has plenty of games and books for down time. This bright and fresh beach home has hardwood floors and area carpets. There is a private hot and cold shower outside.

A 20-minute walk takes you to the recreation park which has a playground, lighted tennis courts and basketball courts. Putt-Putt Golf is just a few miles down the road and the area's premier 4-star rated golf course is 5 minutes away by car and is one of Golf Digest's 'Best Places to Play' 2008-2009. THE POOL: The pool is swim at your own risk. No diving under any circumstances. No rough play. No glass is permitted at poolside or around pool. The pool gets serviced twice a week. It is very important that renters rinse off in shower before entering to ensure pools cleanliness. We cannot control breakdowns with pumps or heaters. We do our best to repair as quickly as possible.

INCLEMENT WEATHER: Under no circumstance will the owner offer refunds in the event of a Hurricane Evacuation or any other circumstance. We would recommend that you contact your local insurance agent and purchase a Trip Interruption Insurance Plan to protect you in the event of an evacuation.

MANDATORY EVACUATION: If State or Local authorities order a mandatory evacuation of an area that includes the Premises, Tenant shall comply with the order.

UNIT TELEPHONE: The house does have a telephone with free local calls. You are not allowed to charge long distance calls to the unit phone. You may, however, place or receive long distance calls using your calling card. Any call billed to the unit (including directory assistance) will be billed to you by the owner and will be deducted from your security deposit.

PET POLICY: Under no circumstance are pets allow in the house or on the property. This applies to “outdoor” pets, and to visitors and guests. Tenant’s breach of this provision shall be considered material, and shall result in the termination of Tenant’s tenancy. Violators of this policy will be subject to immediate eviction without refund of occupancy fee or security deposit.

HOUSE PARTIES: The owners, under any circumstance, DO NOT ALLOW HOUSE PARTIES, organized to celebrate graduations, proms, or gatherings of similar nature. If this occurs, the result will be eviction with out refund.

ITEMS TO BRING: You must bring bed and bath linens (sheets and towels), paper products, kitchen towels, beach towels, beach furniture and non-abrasive cleaning supplies. Towels and linens are available upon request. You may also inquire Topsail Sunsational Rentals for any additional items you might need.

DEPARTURE CLEANING & LINENS:

All our rentals have departure cleaning. You will be asked at the time you make your reservation if you would like to rent linens. These linens will be in your unit when you arrive or shortly thereafter. Linens include sheets and pillow cases for the beds, towels, wash cloths and dish towels. If you rented linens, on the day of departure please put all of them in the lower entry foyer area.

CHECK-OUT DUTIES INCLUDE: washing and putting away all dishes. You may load the dish washer and start it on your way out. Remove all trash from the dwelling. You will need to place all trash in the roll cart and push it to within 2 feet of the street for pickup. Remove all food and beverages and leave the AC on 78 degrees (or heat at 55 in winter months). Check to make sure that you have not left any personal items in the unit. The owners are not responsible for forgotten personal items. Before leaving make certain that all windows and doors are shut and locked and that all the lights are turned off. Failure to do these things could affect your security deposit.

TENANT DUTIES: Tenant agrees to maintain the property in accordance with Section 42A32 of the Vacation Rental Act of the North Carolina General Statutes. Furthermore, Tenant agrees to: (1) Leave the property in the same condition as when tenancy began except for normal wear and tear; (2) Be financially responsible for any intentional damage to the property during their tenancy (i.e., damage not covered by Security Deposit or Security Deposit Waiver Plan); (3) To notify the Owner in writing of the need for replacement or repairs of smoke detectors; (4) Tenant agrees not to use the premises for any activity that violates any criminal law or governmental regulation. Tenant’s breach of any duty contained in this paragraph shall be considered material and shall result in termination of tenant’s tenancy.

THE GUEST understands that the accommodation is privately owned, including the furnishings, and the OWNER will not be responsible for providing any additional furnishings or equipment not available or presently on the premises. The Guest’s responsibility is to ensure that all aspects of the property meet their standards through previewing the property or other means, because tastes, opinions, standards of living, and other expectations vary greatly from person to person. What may be “nice” to a reservationist may be unsuitable to a Tenant with different standards. If there are any questions about the content of the house we would be happy to answer them.

Certain areas, such as locked closets are reserved for the exclusive use of the OWNER and will not be available for the use of the GUEST. All decor and service items in the unit are privately owned and provided. Please respect them as you would your own property. DO NOT REARRANGE FURNISHINGS OR LEAVE ANY FURNISHINGS OUTDOORS (EXCLUDING DECK FURNITURE).

EXPEDITED EVICTION: If the tenancy created hereunder is for 30 days or less, the expedited eviction procedures set forth in the Vacation Rental Act will apply. Tenant may be evicted under such
procedures if Tenant: (a) holds over in possession after Tenant tenancy has expired; (b) commits a material breach of any provisions of this Agreement (including any addendum hereto) that according to
it’s terms would result in the termination of Tenant’s tenancy; (c ) fails to pay rent as required by this Agreement; or (d) has obtained possession of the Premises by fraud or misrepresentation.

INDEMNIFICATION AND HOLD HARMLESS; RIGHT Of ENTRY; ASSIGNMENT Tenant agrees to indemnify and hold harmless the owner from and against any liability for personal injury or property damage sustained by any person (including Tenant’s guests) as a result of any cause, unless caused by the negligent or willful act of the Owner, or the failure of the Owner to comply with the Vacation Rental Act. Tenant agrees that the Owner, or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations, or improvements hereto as Owner may deem appropriate, or to show the Premises to prospective purchasers or tenants. Tenant shall not assign the Agreement to sublet the Premises in whole or part without written permission of the Owner.

REPAIRS AND SERVICE CALLS: We cannot guarantee against breakdown of air conditioning or other appliances. Please report any non-operative equipment to the handyman or owner promptly. We will make every effort to have repairs done quickly and efficiently. Should a repairman make a call to a unit and find that the equipment is in working order and the problem was due to Tenant oversight or neglect, the charge for the service will be deducted from the security deposit. No rental refunds will be made due to failure of air conditioning, other appliances or other items beyond our control.

MINIMUM AGE: Owner will only rent to persons 30 years of age or older. Minors must be chaperoned at all times or tenant is subject to immediate eviction. Owner reserves the right to check identification to verify age.

IF YOU LOCK YOURSELF OUT: If you lock yourself out of your unit and the Owner is called to open the door for you, there will be a $25.00 service fee which will be due at the time of service.


OWNER is not responsible for articles lost, stolen, or left behind in the rental units. If we find something we will do our best to get it back to you if possible.

Additional Info

Beach tents, canopies are to be taken down at the end of the day for safety reasons. If left on the beach the town will fine you $350. Also the trash cans should not be left on curb as we have a service that does that. If they are left out they will fine us the owner. And that's a bummer!

Elevator: Please read directions next to door on each floor and move slowly and patiently when using. The accordion door sticks a little in track but does work. It is new and was put in place for your safety(2023). DO NOT LET YOUR CHILDREN PLAY IN ELEVATOR AND HAVE AN ADULT WITH THEM WHILE USING! THANK YOU!
