Located in North Topsail Beach, this nicely outfitted home has 2 bedrooms and 2 baths. Enjoy the sea breeze from the high deck chairs on the covered deck. Beach access is right across the road just steps away from the sand and surf.
This home is one level. As you enter through the French doors you step in to the open floor plan kitchen, dining area and living room. The kitchen is equipped with a refrigerator, electric stove, microwave, dishwasher and everything else you need for your vacation.
The master bedroom is located off the living room to the left with a king size bed and full bath. To the right of the living room is the second full size bath and second bedroom with a TwinXL over Queen Bunk with Twin Trundle. The bathroom is separate from the bedroom. There is also a queen pullout couch in the living room. We use our own linens and the beds are fully made up before guests arrive.
This home has many amenities, including covered parking, extra TVs (smart TVs in all room so you can log in to your NetFlix, Prime Account shows, etc.), WiFi, washer and dryer, outside shower.
If an enjoyable and relaxing vacation is what you are looking for, The Palms is the place for you. Maximum occupancy is 5 and check-in is at 3:00 pm. Hope to see you on your next vacation.

We use our own linens and towels and fresh linens & bath towels are provided. Beds are made up prior to arrival. We do not provide beach towels.
We make sure there is toilet paper in each bathroom, and bags in the trash cans to start you off. We do not provide enough of these amenities for your entire stay.
There is a seven (7) night minimum for all stays. All rental periods are Saturday to Saturday.
• A signed rental agreement and valid ID are required for all reservations.
• This is a non-smoking house. Smoking is permitted on the decks. Tenants agree to do so responsibly.
• Pets are not permitted on the property. This is a hypoallergenic house in which the owners, who occupy the house part time have severe sensitivities to dogs.
• Events are not permitted on the property.
• Parking is provided for up to four (4) vehicles. No additional parking is provided.
NOTE: There are two security cameras on the property. One faces the carport and the other faces the lawn. No security cameras show decks or interior of the house.

HOUSE RULES
Tenant/Guest Obligations - In accordance with the NCVRA, the Tenant is to:
1. Keep the Property, common areas, and appurtenant areas clean, safe, and sanitary;
2. Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner;
3. Keep all plumbing fixtures clean;
4. Please do not move furniture inside or outside of the home to different rooms or decks.
5. Please do not consume food or drinks in the bedrooms.
6. Comforters and decorative pillows are not a part of the linen service. Please do not lay on top of these with wet bathing suits etc.
7. Please do not set the A/C temperature down below 72°. Below this temperature the unit can freeze up and you can be charged a service call as well as being without A/C for up to 24 hours.
10. Not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detectors;
11. Be responsible for all damage, defacement, or removal of any property inside the Property that is in his or her exclusive control;
12. Immediately notify the Owner in the event repairs or replacement of smoke detector are needed;
13. Additionally, the Tenant agrees to: (i) leave the Property in the same or better condition as when tenancy began except for normal wear and tear, (ii) be financially responsible for unwarranted or unneeded service calls and service calls caused by Tenants misuse of the Property, (iii) report any and all problems to the Owner immediately (within 24 hours or prior to departure), (iv) not to allow any member of their party to walk on, play on, or in any way disrupt the sand dunes of Topsail Island, (each town has a fine for this action), (v) not to enter Owner's private storage spaces, (vi) to abide by occupancy limits of the Property at all times.
14. The Tenant will be the sole contact person in regards to this Agreement and the tenancy. Such Tenant is responsible for the adherence of all other occupants, visitors, or guests of the Tenant to this Agreement.
15. Tenant will be held liable for extra cleaning charges and for damages involved in Smoking inside the Property.
16. Refrain from taking glass containers onto the beach.
17. Comply with any and all other instructions, regulations, or guidelines communicated by the Owner as well as all local ordinances.
7 Night minimum for all rentals
All Weekly Rentals Periods run Saturday to Saturday
