"Sunny Side Up OBX" is located at Mile Post 3.75 on the beach in Kitty Hawk. The front entry opens into a welcoming and cozy living area complete with a flat-screen TV with complimentary Netflix, a blue ray player, DVD library, games, and book library. Prepare delicious meals in the galley style well equipped kitchen. Enjoy meals at the dining table with a rolling surf view or choose to dine al fresco with the ocean breeze at the spacious table on the deck. Grab your favorite novel and relax on the comfy chaise while others step out to play on the beach. Bedroom one has a double bed and bedroom two has 2 twin beds with TV. Bed linens are provided and beds are made. There is a full hall bathroom with a spacious corner shower. Be sure to enjoy your coffee on the oceanfront deck while watching a beautiful sunrise or relax with cocktails after a lazy day on the beach.

Better then we imagined!
The listing gave us high hopes but the property was everything and more. It was spotless and had the essential items one would need for the week and let’s not forget the amazing location- oceanfront!!!. Debbie was super responsive with any possible question we had. We had so so weather and even on the rainy days it was so wonderful to have the chaise and table in the back of the cottage so we could still enjoy the view! Will definitely be back!

Wonderful first visit to OBX
We had a wonderful week long stay in Kitty Hawk. I have been to different beaches before but the Outer Banks is by far the best. Also I have never stayed in an actual beach house on the beach and it was everything I ever hoped it would be. This property was cute and cozy and provided exceptionally easy access to the beach without any of the worry of packing up and preparing for any sort of long-haul like I'm used to. We were in close access to many stores and restaurants for takeout. We enjoyed our stay immensely and hope to return soon, both to OBX and this particular property.

Fantastic property.
This beautiful house is everything one could want, in a quiet neighborhood. Beautifully and comfortably decorated, with great amenities. Well equipped kitchen, great ceiling fans throughout to complement air conditioning when needed, very comfortable beds, lots of thoughtful touches like flashlights for night walks on the beach, comfortable deck furniture and of course the beach right there in front of us. We had a wonderful, quiet time and look forward to returning.

Perfect family vacation
Our family of four (2 adults, two teen girls) loved staying at the Sunny Side Up. The house is small, but it was perfect for our small group. Upon arrival, we were very pleased to find that the house was sparkling clean - even the kitchen sink. The location could not better. We were down and back to the beach and house several times a day. The only drawback is that there is a semi-public beach access (used only by people in the neighborhood, no public parking) that runs to the side of the house. So, you have people walking by your house all day. It's not a big deal, but this was a bit of a surprise to me. Still, it was not a overly busy path. Debra was a great host and was easy to get hold of when I needed help with the Sonos speaker or a couple little things that I needed clarification on. Overall, I highly recommend this property and would love to go back.

We love this cottage!
This is our second year at Sunny Side Up and I only have positive things to say about it! The beachfront location is perfect and the cottage is adorable. The owners have thought of everything and it is super clean and comfortable. Hope to be back!
