Welcome to our beautiful & large (1,264 sq) villa on Hilton Head Island, located in a prime uncommercialized South Forest Beach. The villa is less then 1 block to the beach, and just a short walk or bike ride to the shops at Coligny Plaza.

Besides the beach, biking and so many other activities are within minutes. We are also located on the same road, and almost right next to the Van Der Meer Tennis Complex. Your villa includes one hour free tennis court use per day from this facility. We are also on the same road as a very good fitness center available to us - The Players Club. There are more than ten public golf courses located within a ten minute drive of our villa.

The fully equipped kitchen, dining room, living room and half bath are located on the first floor. In September of 2015, we updated our HVAC total system to a New Carrier HVAC System. Living room has a brand new 55" TV in (cable, DVD player, and a Roku). Also, updated in 2016 is a new sofa with a queen-size bed in it. We have Wifi for our guests to use. Also the kitchen has a full-size washer and dryer set back in the kitchen area. As of October 2017, all the kitchen cabinets have been refinished and repainted with new hardware. The second story is where both bedrooms are located. The master bedroom has a king-size bed with comfortable decor, including a 40" flat-screen TV & DVD player. Also, a full bath. As you walk down the hall, you will enter the second bedroom, which consists of two full-size beds, great furnishings and a third flat-screen TV & DVD player. This bedroom also has a full bath. We also have provided two twin airbeds for additional children.

Located on beautiful South Forest Beach, this villa is only a short 4 minute walk to the beach. Also close is Coligny Plaza, the Beach Market, and Circle Center for a variety of shopping, dining and grocery choices. Including a large public access to the beach.

There is a pool area behind our villa which can be viewed from the private balcony in the back of the villa. You walk down the beautiful spiral staircase, and into a lovely courtyard that brings you to the turtle lagoon, pool and large patio area for all guests.

The villa has an outside storage area on the ground floor (in front of the parking spaces). This is a handy area to store beach chairs, etc. In the parking area, there are several bicycle stands.

Also, we have arrangements with Riding Tigers Bike Rentals ( to obtain discounted pricing on bike rentals for our guests. Call them at 843-686-5833 to make reservations and ask for the discount.

We have a cleaning service agency that takes care of the towels, linens and cleaning upon arrival and departure.

We live in Orange County, New York. We both have lived in New York all our lives. We love our life there since we are so close to wonderful family and friends.

Hilton Head has become a part of our lives in the last eight years, and we love it. The location is fantastic -- beach, biking, golf, tennis, etc. We have other family members that have villas or time shares down in Hilton Head, and we felt it was a good spot to enjoy vacation time with our close family and friends too.

Our condo is located on the South Forest Beach side, and is close to Coligny Circle and the shopping, activities, biking, restaurants, and let's not forget to mention one of the best (cleanest) beaches in the USA.

Some of the unique benefits are the close walk to one of the prime beaches in the USA. Also, bicycling throughout this area is great way to see the island.

On the same side of the block is the Van Der Meer Professional Tennis Complex. Also, Players Fitness club in next door to the tennis complex. Close walk to Coligny Plaza. Four minute walk to the beaches.

CHECK-IN TIME is AFTER 5 P.M. EST AND CHECKOUT is 10 A.M. EST. NO Early Check-in or late checkout – unless originally discussed with the owners Mary or Bob U.

This is a NON SMOKING unit.

PETS - Pets are not permitted on Courtside Villa Property (including inside any of the condos) under any conditions. This is a stated policy from the Board of Courtside Villas. As owners, we have to abide by these rules. This includes any guests that rent our condo. We are charged (per day) in violations if any pet is brought onto the property, including inside the condo. Strict violation and fees have been updated again to us (March 23, 2018). Pet Fine fees:
• $150 per day will be imposed on us the owners. If any guests violates this policy, you will be responsible for these daily fees. Also,
• $20 per incidence in processing fees from us the owners.

RESERVATION DEPOSIT - An advance payment equal to 50% of the rental rate is required when booking the reservation. Please make payments via checks or credit card (Mastercard or Visa). The advance payment is not a damage deposit. The BALANCE OF RENT is due 15 days before check in. A credit card is required to be on file in case of any damages done during the renter stay as mentioned in PETS section above, and CARE OF UNIT AND COMMON AREA below.

CARE OF UNIT AND COMMON AREA -- Guest is expected to care for the Unit as if it were his or her own and must comply with all posted condominium rules and regulations applicable to use of the Unit and the common areas. Guest acknowledges that unless Owner is notified on day of check-in of any damage to any part of the unit or cleaning concerns, all damages or concerns to the Unit during the occupancy will be Guest’s responsibility and must be reported to Owner and paid prior to departure. Guest must leave the Unit in a clean condition to include the following: (a) entry door locked and windows closed and locked, and (b) all breakage reported to Owner. Failure to comply will give Owner the right to deduct appropriate sums from the credit card on file. The Owner will first contact the guest, detail out all the damages reported to them, and discuss the matter with Guest fully first to come to final determination of any damages. No charges will be incurred, provided the following provisions are met:

• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
• The unit is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• NO early check-in or late checkout.
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the Master Association (IMC).

CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 7 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent. Please discuss with us any emergency situations, and we will work with you if cancellation is needed. Thank you.

MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel thirty (30) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least thirty (30) day prior to check-in.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (8) persons. If additional people are visiting the renters, advance notice to the owners need to be made.

MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays are outlined in the seasonal date ranges.

INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.

NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

RATE CHANGES – Rates subject to change without notice.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING – Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

WATER AND SEPTIC – DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages.

FURNISHINGS -- include bed linens, pillows, bath towels, blankets and bedspreads.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Rules & Regulations -- While Staying at Courtside Villas

1. All cars on Courtside property must display a parking pass on the dash. They may be obtained from your rental agent OR unit owner.

2. Parking oversized trucks, (except for immediate deliveries) trailers, recreational vehicles, or boats are not permitted and will be towed at owner’s expense.

3. Please dispose of all trash properly by depositing it in bags inside the garbage cans in your designated service yard. Please keep garbage cans tightly covered.

4. There are no pets allowed at Courtside.

5. Do not hang towels, swim suits or any items from any balcony or any railing at anytime.

6. Do not park or chain bicycles to balconies, front porches or walkways. Please store them in the designated bicycle racks. Do not block the service yard areas.

7. Children under 12 years and younger must be accompanied by a parent while in the pool area. Pool area closes at 10:00 p.m.

8. DO NOT USE GLASS CONTAINERS, GLASSES, BOTTLES ETC. IN THE POOL AREA. Please read and abide by all regulations posted in the pool area.

9. Do not remove chairs, tables, etc. from pool or villa.

10. Sport activities are not allowed on property or in the pool area. (i.e. football frisbee, and rollerblades.)

11. Do not feed birds on property or from villa.

12. Excessive use of alcohol or inappropriate behavior will not be tolerated. Alcohol is not permitted in villas of those less than 21 years of age. This is a South Carolina Law!

13. FIREWORKS ARE PROHIBITED. (Town of Hilton Head, Ordinance No. 17-5-111)

14. Lost or stolen articles are the responsibility of the guests - Secure your villa before leaving.

15. Please leave Courtside property at check-out time.

16. Amendments to these regulations are subject to change without notice as deemed appropriate by the Board of Directors. All rules are strictly enforced and violators may be asked to leave without refund.

Owners were a dream to work with. Unit is five minute walk to the beach. Very spacious and well stocked.

Third time coming, and still love staying at this condo!

We love HHI, but we also love staying at this condo. It's so clean, comfortable and a few minute walk to the beach. The owners always very accessible if any question or need or direction on something is needed. We just feel like being at a second home while we are on vacation, which makes it even more fun. We definitely will be booking again next year. Thank you.

Great clean condo!

Our family of 5 had a great vacation at this spacious condo! It is very close to the beach by Hilton Head standards and the pool is a nice size and very well maintained. The condo has been updated, is very clean and is the perfect size for a family. We can’t wait to go back!

Very clean and comfortable

Condo was exactly as described and more. Very close to the beach and Coligny Plaza. The pool area was so nice. The condo had enough space to accommodate us. The furnishings made us feel comfortable and able to relax. We would highly recommend to others. We will definitely rent here again.
